Scope of works

• Full office fit-out of a 1,200 m² floor from shell-and-core to handover
• Glass partition systems to define meeting rooms and collaborative zones while preserving daylight and sightlines
• Bespoke oak-finished joinery: bench workstations, storage cubbies, credenzas and reception millwork
• Stone-clad reception feature with adjoining carpeted work areas and oak-toned flooring throughout
• Integrated AV and IT provisioning, including wall-mounted display screens and cable-managed desk runs
• MEP coordination with recessed LED downlighting, HVAC and power/data to every workstation

Design & features

• Long continuous bench workstation with integrated monitor arrays, under-desk storage cubbies and concealed cable management
• Calm two-tone palette pairing a grey accent feature wall with warm light-oak flooring and white furniture
• Central circular meeting table with white moulded chairs forming an informal collaboration hub
• Wall-mounted display screen and writable whiteboard supporting hybrid meetings and team planning
• Uniform recessed LED downlighting delivering even, glare-controlled illumination across the open floor

The challenge

Delivering a full 1,200 m² fit-out within an occupied Business Bay tower meant working to strict building-management rules and tight access windows while integrating dense AV, IT and power infrastructure without compromising the clean, open aesthetic.

Our solution

Al-Suhool delivered the project through a phased programme managed by its in-house fit-out team, with early MEP and AV coordination, prefabricated oak joinery from its own workshop and stage-by-stage QA/QC sign-offs to protect both programme and finish quality.

The outcome

The completed 1,200 m² workplace was handed over in 2023 as a cohesive, technology-ready office, providing flexible workstations, collaborative meeting zones and a refined client-facing reception within a single integrated environment.
